Benton PA 17814 Real Estate Market Update

Twenty nine homes sold in Benton in the twelve months to June 2026, up slightly from 26 the year before. Nine homes are actively for sale, which works out to roughly 3.7 months of supply, the loosest inventory in Columbia County.

We are not publishing a median sale price for Benton. Twenty nine sales in a full year is below the thirty sale minimum we hold ourselves to before quoting a midpoint, and it is one sale short rather than comfortably clear. Bending that rule by a single sale would make it stop being a rule.

Counts are facts and we will always give you those. Medians on thin samples are estimates dressed up as facts, and they are how a seller ends up anchored to a number that never described their house.

Where Benton pricing actually comes from

To get a number we can stand behind, we look at Benton together with its neighbours: Millville, Orangeville, Stillwater and Rohrsburg. Across those five communities, 67 homes sold over the past twelve months at a median of $220,000, with half under contract within 27 days and the typical home selling for about 96 percent of its asking price.

Benton is the one corner of the county with a little more choice than usual. Nine homes and 3.7 months of supply is closer to a normal market than anywhere else we track, and a seller here has more competition than a seller in Bloomsburg does.

That matters, because rural listings draw a smaller pool of buyers, so a wrong price is corrected slowly and expensively. Of the homes across these five communities that sat ninety days or longer, most cut their price and closed at around 88 percent of what they originally asked, the widest gap of any market we track.
