The same window a year earlier produced 52 sales at a median of $287,000. That is flat, and flat is the accurate word for it. A market that holds its price and its pace across a full year is not stalling, and saying so plainly is more useful than inventing movement. There are 30 homes actively for sale, about 2.1 months of supply.

Why We Are Not Running the Sell or Sit Split in Danville This Period

Across most of the region we track a split between homes that sell in days and homes that sit for months. In Danville this period, that split is not there to report. Only five of fifty one sales took ninety days or longer, which is too small and too thin a tail to describe as a second market.

We are saying that rather than skipping the section, because publishing the frame only in the months and places where it works would make it a slogan instead of a measurement.

What the Danville data does show is a market where twenty seven homes went under contract within two weeks at a median of five days, none of them having cut their price. The reward for pricing correctly is clearly visible here. The penalty for getting it wrong is currently too rare to quantify honestly, and that is a good thing for Danville sellers.

How This Compares to Normal

Before 2019, Danville carried about 74 homes for sale at any given time. It now averages about 32. Sales over the past twelve months came to 170, against 215 in the twelve months ending June 2019.

Values have held while both inventory and sales volume have fallen by roughly half and a fifth respectively. That is a supply story, not a demand story.
