Mid Penn Realty — Danville
Buying or Selling in Danville PA 17821
Danville is one of the tighter real estate markets in Central Pennsylvania. Sixty two homes sold here between April and June 2026, at a median of $280,000, and the typical home sold for about 99 percent of its asking price. Inventory is lean, with 32 active listings and roughly 2.2 months of supply, so a well priced home does not last long. Half of everything that sold went under contract within 15 days. That does not mean any price works. Thirty one Danville homes sold within two weeks and not one of them ever cut its price. Seven sat for 90 days or more, and most of those had to cut. The difference was the number they started at.
Mid Penn Realty works the Danville and Montour County market consistently. We know which neighborhoods draw buyers relocating for Geisinger, which streets have the most reliable price history, and where value still exists for buyers who have some flexibility. If you are buying or selling in the 17821 market, we can show you what is actually happening here — not a national average, but what homes are doing in this ZIP code right now.
About the Area
Living in Danville, PA
Danville is a small city in Montour County along the North Branch of the Susquehanna River. Most people who move here do so for one of a few consistent reasons: proximity to Geisinger Medical Center, home prices that are still reasonable compared to larger markets, and a genuinely rooted community.
Geisinger is the dominant employer in the region and draws healthcare professionals, administrative staff, and support workers from across Central Pennsylvania. Many of them choose Danville specifically because of the walkable downtown, the school district, and the quality of the housing stock close to the medical campus.
What Draws Buyers to Danville
Downtown Danville has an honest, working character — local restaurants, independent businesses, and a community calendar that reflects a town that takes care of itself. The Susquehanna Greenway trail system, river access for fishing and kayaking, and proximity to state game lands give residents outdoor access without having to drive far.
For buyers comparing Danville to Bloomsburg, Lewisburg, or the surrounding county markets, the combination of stable employment, consistent buyer demand, and a compact downtown footprint makes Danville a practical and appealing choice.

Danville Real Estate Market Update
May through July 2026
Fifty six homes sold in Danville between May and July 2026, at a median sale price of $280,000. That is essentially flat, down about 3 percent from the same three months last year, when 59 homes sold at a median of $290,000. (Source: FlexMLS, Danville, residential closed sales.)
Half of those homes went under contract in 13 days or less, and the median home sold for about 99 percent of its final asking price. There are 30 homes actively for sale at the end of July, roughly 2.3 months of supply, against the four to six months a balanced market carries. (Source: FlexMLS.)
One Market This Summer, Not Two
In several of our markets the story is a sharp split between homes that sell in days and homes that sit for months. Danville did not show that pattern this summer. Fewer than one in ten homes took ninety days or more to sell, so there is no meaningful group of stalled listings to point to. Homes that came to market priced in line with recent sales generally moved within about two weeks. (Source: FlexMLS, residential closed sales, May through July 2026.)
The more durable story in Danville is inventory. The market is carrying roughly 55 percent fewer homes for sale than it did before 2019, when it routinely held more than twice today's count, and closed sales are down about 20 percent over the same period. That long shortage, more than any single month, is what keeps well priced homes moving quickly. It is a structural shift that will take years to unwind, and we will keep tracking it each month.
