Two hundred and fifty-six homes sold in Union County in the twelve months from November 1, 2025 through October 31, 2026, at a median price of $313,800. Half spent 15.5 days or less on the market, and the median home sold for 97.7 percent of its final asking price. (Source: FlexMLS, Union County, residential closed sales, November 2025 through October 2026, as recorded November 2, 2026.) Some October 2026 sales may not be recorded yet, so any figure in this update that includes October 2026 may change. These figures reflect FlexMLS as of November 2, 2026.

That median is 0.9 percent above the same twelve months a year earlier, when 251 homes sold at a median of $311,000. That is a small difference, and a county median describes what sold, not what any particular home is worth. The share of sales at $400,000 or more was 31.2 percent, against 27.1 percent a year earlier. (Source: FlexMLS, Union County, residential closed sales, November 2025 through October 2026 compared with November 2024 through October 2025, as recorded November 2, 2026.)

The county carried an average of about 54 homes for sale a month over the twelve months, which works out to about 2.5 months of supply. (Source: FlexMLS, Union County, monthly active listings, November 2025 through October 2026, as recorded November 2, 2026.)

Priced to Sell, or Priced to Sit

At the fast and slow ends, Union County's past twelve months looked like two different markets. One hundred and twenty-four homes spent two weeks or less on the market, at a median of 5 days, and only two of them finished with a list price below where it started. The median home in that group closed at 100 percent of the price it first asked. A separate group of 54 homes sat for 90 days or more, at a median of 155 days, and 44 of the 54 finished with a list price below where it started. Homes that spent 15 to 89 days on the market fall in neither group, and the counts and shares in each group may change as late October sales are recorded. (Source: FlexMLS, Union County, residential closed sales, November 2025 through October 2026, as recorded November 2, 2026.)

Those slow homes closed at a median of 95.2 percent of their final asking price and 85.8 percent of what they originally asked. The two numbers are far apart, and the original asking price is the comparison a seller is actually making.

A listing site that shows only the final asking price makes the slow group look close to the quick one. Against the original price, it was not.

How This Compares to Normal

In the twelve months ending June 2019, Union County carried an average of about 149 homes for sale each month. From November 2025 through October 2026 it averaged about 54, a drop of 63.7 percent. Counting every recorded sale in both periods, sales over the same comparison fell about 3 percent, a figure that may change as late October sales are recorded. (Source: FlexMLS, Union County, residential, July 2018 through June 2019 and November 2025 through October 2026, as recorded November 2, 2026.)

Of the four counties in our regional figures, Columbia, Montour, Northumberland and Union, Union County has lost the largest share of its inventory since 2019, and its sales have held up better than any of the other three. (Source: FlexMLS, Columbia, Montour, Northumberland and Union counties, residential, July 2018 through June 2019 and November 2025 through October 2026, as recorded November 2, 2026.)

Both periods cover a full twelve months, so the drop is not a seasonal effect. With fewer homes for sale, each listing competes with fewer others.
