Five hundred and one homes sold across Northumberland County in the twelve months from November 1, 2025 through October 31, 2026, at a median price of $170,000. Half spent 16 days or less on the market, and the median home sold for about 98 percent of its final asking price. (Source: FlexMLS, Northumberland County, residential closed sales, November 2025 through October 2026, pulled November 2, 2026. Further sales were left out as data anomalies, as described in the data note below.) Some October 2026 sales may not be recorded yet, so any figure in this update that includes October 2026 may change. These figures reflect FlexMLS as of November 2, 2026.

The same twelve months a year earlier recorded 566 sales at a median of $165,000, so the county median is 3.0 percent higher. What sold also changed: 8.8 percent of this year's sales closed at $400,000 or more, against 6.0 percent a year earlier. The comparison may move as late October sales are recorded. The county median describes what sold, not the value of any particular home. (Source: FlexMLS, Northumberland County, residential closed sales, November 2025 through October 2026 compared with November 2024 through October 2025, as recorded November 2, 2026.)

Northumberland County carried an average of 120 homes for sale a month over the twelve months, about 2.9 months of supply. That is the most of the five counties we report figures for, on both measures, and its median sale price was the lowest of the five. (Source: FlexMLS, Columbia, Montour, Northumberland, Union and Snyder counties, residential closed sales and monthly active listings, November 2025 through October 2026, as recorded November 2, 2026.)

Priced to Sell, or Priced to Sit

From November 2025 through October 2026, the quickest and slowest sales in the county looked very different. Two hundred and thirty-eight homes spent two weeks or less on the market, at a median of 5 days, and only 6 of them finished with a list price below where it started. A separate group of 82 homes sat for 90 days or more, at a median of 140 days, and 69 of those 82 finished with a list price below where it started. Homes that spent 15 to 89 days on the market fall in neither group, and the figures for each group may change as late October sales are recorded. (Source: FlexMLS, Northumberland County, residential closed sales, November 2025 through October 2026, as recorded November 2, 2026.)

The median home in the quick group closed at 100 percent of its original asking price. The median home in the slow group closed at 95.3 percent of its final asking price, but at 84.8 percent of the price it first asked.

For the slow group, the two measures are far apart. A sale-to-list figure, which measures each sale against its final asking price, does not show that. The original asking price is the number that reflects where the seller started.

How This Compares to Normal

In the twelve months ending June 2019, Northumberland County carried an average of about 270 homes for sale each month. From November 2025 through October 2026 it averaged 120. Sales over the same comparison were about 18 percent lower, a figure that may change as late October sales are recorded. (Source: FlexMLS, Northumberland County, residential, July 2018 through June 2019 and November 2025 through October 2026, as recorded November 2, 2026.)

Both periods cover a full twelve months, so the drop is not a seasonal effect. The number of homes for sale fell much further than the number of sales.

Across the county, most homes that sat for 90 days or more finished with a list price below where they started.
