Snyder County Real Estate Market Update

The 12 months ending October 31, 2026

13.5 days Median days on market
$265,500 Median sale price
100% Median sale-to-list ratio
2.7 months Months of supply

One hundred and thirty homes sold in Snyder County in the twelve months from November 1, 2025 through October 31, 2026. The median sale price was $265,500, compared with $240,250 across 156 sales in the same twelve months a year earlier. (Source: FlexMLS, Snyder County, residential closed sales, November 2025 through October 2026, pulled November 2, 2026. Two sales in the latest twelve months were set aside because the recorded sale price exceeded the final asking price by more than half, and one sale in the year before because it closed below half of its asking price.) Some October 2026 sales may not be recorded yet, so any figure in this update that includes October 2026 may change. These figures reflect FlexMLS as of November 2, 2026.

We report Snyder County on a twelve-month window rather than a single quarter. A quarter holds far fewer sales, and the longer window is the steadier read. On that window the median was 10.5 percent higher than a year earlier. The share of sales at $400,000 or more changed little, 10.0 percent against 8.3 percent, so the rise is not a top-end effect, and it is smaller if October 2026, still being recorded, is left out. (Source: FlexMLS, Snyder County, residential closed sales, November 2025 through October 2026 compared with November 2024 through October 2025, as recorded November 2, 2026.)

The median time on the market across the 130 sales was 13.5 days, a figure that may shift as late October sales are recorded, and the median home sold for 100 percent of its final asking price. The county carried an average of 29 homes for sale a month over the twelve months, which works out to about 2.7 months of supply. (Source: FlexMLS, Snyder County, residential closed sales and monthly active listings, November 2025 through October 2026, as recorded November 2, 2026.)

Priced to Sell or Priced to Sit

At the fast and slow ends, Snyder County's past twelve months looked like two different markets. Sixty-seven homes spent two weeks or less on the market, at a median of 5 days, and not one of them finished with a list price below where it started. The median home in that group closed at 100 percent of the price it first asked. A separate group of 18 homes sat for 90 days or more. Sixteen of the 18, or 89 percent, finished with a list price below where they started. Homes that spent 15 to 89 days on the market fall in neither group, and the counts and shares in each group may change as late October sales are recorded. (Source: FlexMLS, Snyder County, residential closed sales, November 2025 through October 2026, as recorded November 2, 2026.)

The slow group is too small to carry a median of its own. The difference shows up in the price, not only in the calendar: none of the homes that sold quickly finished with a list price below its original, while nearly all of the slow sellers did.

The Missing Half

In the twelve months ending June 2019, Snyder County carried an average of 118 homes for sale each month. From November 2025 through October 2026 it averaged 29. Sales over the same comparison were 38 percent lower, a figure that may change as late October sales are recorded. (Source: FlexMLS, Snyder County, residential, July 2018 through June 2019 and November 2025 through October 2026, as recorded November 2, 2026.)

Both periods cover a full twelve months, so the drop is not a seasonal effect. In percentage terms, the drop in homes for sale since 2019 is the largest of the five counties we report. With fewer homes for sale, each listing competes with fewer others.
