Thirty two homes sold in Berwick between April and June 2026, at a median price of $216,500. Half went under contract within 19 days, and the median home sold for about 98 percent of its asking price. That median is higher than the same quarter last year, though last year produced only 28 sales, which is too small a base to put a precise percentage on.
Berwick remains the most affordable of the three main markets we track. There are 20 homes actively for sale, about 1.8 months of supply, which is the tightest inventory in the region.
Priced to Sell, or Priced to Sit
Berwick split into two markets this spring, and the split is sharper here than anywhere else we measure.
Thirteen homes went under contract within two weeks, at a median of five days, and almost none of them cut their price. Six homes sat for ninety days or longer. Most of those had already cut their price at least once, they waited a median of 173 days, and they still closed about 11 points below what they originally asked.
Six homes is a small group, so we will not put a precise percentage on it. The direction is not ambiguous. Five days or 173 days, and the number the home launched at is what decided which.
The penalty for getting the price wrong is heaviest in the most affordable markets. A buyer in Berwick does not have room to stretch to meet an optimistic number, and the data shows they do not.
How This Compares to Normal
Before 2019, Berwick carried about 70 homes for sale at any given time. It now runs about 20. That is the steepest inventory decline of any market we track, and it is a structural shift rather than a seasonal one.
Fewer homes are selling because there are fewer homes to sell. Buyers did not leave. The houses did.
