We are reporting Bloomsburg on a twelve-month window this month rather than a single quarter. A cluster of new production-builder closings landed in the summer quarter and pulled the three-month median well above everything around it, which says more about what happened to be finishing than about what an existing home is worth. The twelve-month figure carries the same builder sales in a large enough pool that they no longer steer the number. We would rather explain the change than quietly publish the higher one.
Half of those homes went under contract in 14 days or less, and the median home sold for 100 percent of its final asking price. Priced to Sell or Priced to Sit
The headline number hides the more useful story. Bloomsburg did not have one market this year. It had two. One hundred and four homes went under contract within two weeks, at a median of five days, and not one of them cut its price along the way. They closed at 100 percent of the price they first asked. A separate group of 28 homes sat for ninety days or more, at a median of 126 days. Eighty six percent of that group cut their price at least once, and they closed at 91 percent of what they originally asked. Measured against the final asking price, both groups look similar, because a home that has already cut twice sells close to its reduced number. The gap only appears against the original asking price, and that is the comparison a seller is actually making. What decides which side of that line a house lands on is, most often, the number it launches at.
The Missing Half
In the twelve months ending June 2019, ZIP 17815 carried an average of 81 homes for sale each month. Over the past twelve months it averaged 37. Sales over the same comparison went from 232 a year to 203. (Source: FlexMLS.)
That is a structural shift rather than a seasonal one, and it has been building for years. It is the main reason a correctly priced home moves quickly here, and it is not something a single strong season of new listings would undo.
