Bloomsburg Real Estate Market Update

May through July 2026

12 days Median days on market
$290,000 Median sale price
100% Median sale-to-list ratio
2.4 months Months of supply

Fifty nine homes sold in Bloomsburg between May and July 2026. The median sale price was $290,000, up about 9 percent from the same three months last year, when 55 homes sold at a median of $265,000. (Source: FlexMLS, ZIP 17815, residential closed sales.)

Half of those homes went under contract in 12 days or less, and the median home sold for 100 percent of its final asking price. There are 34 homes actively for sale in the ZIP code at the end of July, which works out to about 2.4 months of supply. A balanced market usually carries four to six months. (Source: FlexMLS.)

Priced to Sell or Priced to Sit

The headline number hides the more useful story. Bloomsburg did not have one market this summer. It had two. Thirty four homes went under contract within two weeks, at a median of four days, and not one of them cut its price along the way. A smaller group of nine homes sat for ninety days or more, cut their price nearly every time, and waited a median of about five months before selling for several percent below what they first asked. (Source: FlexMLS, residential closed sales, May through July 2026.)

That split is why an average is misleading here. The mean sits at about 41 days, a figure that describes almost none of the actual houses, while the typical home takes 12. The thing that decides which side of that line a house lands on is almost always the price it launches at.

LIVING IN BLOOMSBURG

Why Bloomsburg Is One of Central PA’s Best Kept Secrets

Bloomsburg is the only incorporated town in Pennsylvania, and that distinction hints at what makes it special. Nestled along the Susquehanna River in the heart of Columbia County, Bloomsburg offers the walkability and character of a small college town with easy access to the natural beauty of the Endless Mountains.

Home to Commonwealth University (formerly Bloomsburg University), the town has a steady energy that keeps Main Street restaurants, shops, and coffee spots thriving year-round. The annual Bloomsburg Fair — the largest in Pennsylvania — draws visitors from across the region every fall, but locals know the real draw is the everyday quality of life.

Families are served by the Bloomsburg Area School District, with Central Columbia and Southern Columbia nearby for those looking just outside town.

Bloomsburg is within a 20-minute drive of Geisinger Medical Center in Danville, one of the region’s largest employers. For outdoor enthusiasts, the Susquehanna offers fishing and kayaking, while state gamelands and Ricketts Glen State Park are a short drive for hiking and waterfalls.

The commute to Williamsport is about 45 minutes, and I-80 access makes Bloomsburg a reasonable base for commuters heading east toward the Lehigh Valley or west toward State College.

The housing market ranges from historic homes near Town Park to newer construction on the outskirts, with price points that remain accessible compared to larger metro areas. Whether you’re a first-time buyer, an investor drawn to the rental market near the university, or a family looking for a community with character, Bloomsburg delivers.
