About the Area
Living in Danville, PA
Danville is a small city in Montour County along the North Branch of the Susquehanna River. Most people who move here do so for one of a few consistent reasons: proximity to Geisinger Medical Center, home prices that are still reasonable compared to larger markets, and a genuinely rooted community.
Geisinger is the dominant employer in the region and draws healthcare professionals, administrative staff, and support workers from across Central Pennsylvania. Many of them choose Danville specifically because of the walkable downtown, the school district, and the quality of the housing stock close to the medical campus.
What Draws Buyers to Danville
Downtown Danville has an honest, working character — local restaurants, independent businesses, and a community calendar that reflects a town that takes care of itself. The Susquehanna Greenway trail system, river access for fishing and kayaking, and proximity to state game lands give residents outdoor access without having to drive far.
For buyers comparing Danville to Bloomsburg, Lewisburg, or the surrounding county markets, the combination of stable employment, consistent buyer demand, and a compact downtown footprint makes Danville a practical and appealing choice.

Danville PA Real Estate Market Update

Months of Supply
One hundred sixty-four homes sold in Danville, ZIP 17821, in the twelve months from October 1, 2025 through September 30, 2026, at a median price of $279,900. The same twelve months a year earlier produced 180 sales at a median of $287,000, so the median for the latest twelve months is 2.5 percent lower. (Source: FlexMLS, ZIP 17821, residential closed sales, October 2025 through September 2026 compared with October 2024 through September 2025, pulled October 2, 2026.) Some September 2026 sales may not be recorded yet, so any figure in this update that includes September 2026 may change. These figures reflect FlexMLS as of October 2, 2026.
The share of sales at $400,000 or more barely changed, 25.6 percent in the latest twelve months against 26.1 percent a year earlier, so the lower median is not explained by a change in the share of high-priced sales. The median time on market was 13.5 days, a figure that may shift as late September sales are recorded, and the median home sold for 98.9 percent of its final asking price. The ZIP code carried an average of about 31 homes for sale a month over the twelve months, which works out to about 2.3 months of supply. (Source: FlexMLS, ZIP 17821, residential closed sales and monthly active listings, October 2025 through September 2026, as recorded October 2, 2026.)
Priced to Sell or Priced to Sit
At the fast and slow ends, Danville's past twelve months looked like two different markets. Eighty-three homes spent two weeks or less on the market, at a median of 5 days, and the median home in that group closed at 100 percent of the price it first asked. A separate group of 22 homes sat for 90 days or more. Homes that spent 15 to 89 days on the market fall in neither group, and the counts and shares in each group may change as late September sales are recorded. (Source: FlexMLS, ZIP 17821, residential closed sales, October 2025 through September 2026, as recorded October 2, 2026.)
Where the two groups differ is what happened after they listed: one of the 83 quick sellers finished with a list price below where it started, against 17 of the 22 slow sellers, or 77.3 percent.
Our previous Danville update did not run this comparison. It covered three months of sales recorded under the town name, and too few of them sat long enough to measure. Over twelve months and the whole ZIP code, the slow group is large enough to report. That comes from the longer window and the wider area, not from evidence that the Danville market changed.
How This Compares to Normal
In the twelve months ending June 2019, ZIP 17821 carried an average of about 74 homes for sale each month. From October 2025 through September 2026 it averaged about 31. (Source: FlexMLS, ZIP 17821, residential, July 2018 through June 2019 and October 2025 through September 2026, as recorded October 2, 2026.)
That is 57.9 percent fewer homes for sale. Closed sales fell by less, 23.7 percent, a figure that may change as late September sales are recorded.
Both periods cover a full twelve months, so the drop is not a seasonal effect. With fewer homes for sale, each listing competes with fewer others.
